AIMS (Asset Inspection & Management System) is designed for building owners, building inspection and management companies, and professionals in related industries.
AIMS let users set up reusable asset and defect libraries. Supervisors or managers could create new inspection plans and assign tasks to site inspectors. Inspection plans are downloaded to AIMS iPad App. With AIMS iPad App, site inspectors could:
•Open and edit downloaded inspection plans
•View floor plan and pre-defined check points
•Fill up and save defect reports with photo and video clip attachment support
•Tag defect reports to specific points on the floor plan
•Submit completed inspection plan
Defect reports and photos are geo-tagged. Inspection routes taken by inspector are recorded and can be reconstructed on a digital map.
Supervisors or managers could consolidate and create complete building inspection report using pre-defined template. The report can be shared online.
One of the main objectives of the AIMS is to make use of available inspection data to predict building condition and prioritize maintenance for the future. Although many companies do multiple inspections of their facilities annually, the data collected are usually kept and are not reviewed once the "firefighting" is completed and problem is solved. The inspection data, when collected over many rounds of inspection could help identify patterns of defect occurrence which could then possibly help to locate the points of weakness. Companies could then resolve the problem from the roots and create a better environment.
Apart from this, the AIMS is also build as a systematic guide in helping decision makers in identifying different options available. Sometimes, when deciding on maintenance actions, many factors such as cost, effectiveness, practicality, could be part of the consideration. It might not be easy to balance between all the factors, and hence, the AIMS could help to project owners by simulating scenario.
